Commercial Cladding Guide for Better Specifications

A commercial wall is only as good as the details around it. Sheets may cover the largest area, but poorly chosen fixings, missing closures or unsuitable flashings can leave a new build exposed to wind-driven rain, condensation and premature corrosion. This commercial cladding guide sets out what to specify, what to order and where getting the details right pays off over the life of the building.

Commercial cladding is used across workshops, agricultural buildings, retail units, storage facilities, factories, garages and extensions. The right system should look tidy, stand up to local weather and suit the building’s intended use without adding unnecessary cost or complexity.

Start with the building, not the sheet

The best cladding choice depends on what sits behind it and what happens inside the building. A ventilated machinery store has very different requirements from a heated workshop, food-production area or customer-facing commercial unit.

First consider the structure. Steel-framed buildings, timber frames and masonry walls all need a suitable fixing arrangement and support spacing. Profile sheets must be fixed at the correct centres, with enough bearing at rails and around openings, so they remain secure under wind loading. The building’s height, exposed location and orientation can all affect the specification.

Then consider the internal environment. If the building is cold and open-sided, a single-skin steel wall sheet may be a practical, cost-effective choice. If people work inside year-round, or stock needs protection from temperature swings and moisture, insulated composite panels are often the better long-term investment. They provide a finished external face, insulation core and internal liner in one precision-made panel.

Appearance matters too, particularly for commercial premises visible to customers. Box profile cladding gives a clean, modern finish, while corrugated sheets offer a more traditional agricultural or industrial look. Both can perform well when correctly specified and installed.

Commercial cladding guide: choose the right system

Single-skin wall cladding

Single-skin metal cladding is strong, lightweight and quick to fit. It is commonly used on barns, storage buildings, lean-tos and unheated commercial spaces. Polyester-coated steel is a popular entry-level finish for lower-demand applications, while Plastisol-coated steel offers a thicker, tougher surface with improved resistance to scratching and weathering.

The trade-off is insulation. A single sheet does not stop heat loss or prevent condensation on its own. Where an insulated internal environment is required, it can form part of a built-up wall system with insulation, liner panels and appropriate vapour control layers. This approach can be effective, but it needs careful design and installation to avoid gaps and thermal bridging.

Insulated composite panels

Insulated wall panels are often the straightforward answer for workshops, commercial units and buildings where thermal performance matters. The insulation core is factory bonded between two steel faces, giving a sleek, strong and weather-resistant finish with fewer site-built layers.

Panel thickness should be selected around the required thermal performance, the intended use of the building and current project requirements. Thicker is not automatically better if the rest of the wall build-up, openings and junctions are poorly detailed. A correctly specified panel, matched with compatible trims and sealed joints, is what delivers dependable performance.

Composite panels cost more upfront than basic single-skin sheets, but they can reduce installation time and help lower ongoing heating costs. For larger commercial projects, that balance is often worth considering early rather than trying to add insulation later.

Fibre cement and specialist options

Fibre cement sheeting remains useful where a non-metal appearance, good acoustic qualities or a particular roof and wall aesthetic is needed. It is heavier than steel and requires suitable handling and support, but can be a sound choice for agricultural and refurbishment work.

For projects with stricter fire, thermal, planning or insurance requirements, do not choose on appearance alone. Confirm the required classification and system performance with the project designer, building control team, insurer or relevant specialist before ordering. Cladding is part of the whole building envelope, not a standalone cosmetic layer.

Finishes, colours and corrosion resistance

A coating is not just a colour choice. It is the protective layer between the steel substrate and the weather. The right finish depends on the building’s location, exposure and likely wear.

Galvanised steel can suit practical, lower-cost applications where a plain metallic appearance is acceptable. Polyester-coated sheets provide a neat coloured finish and good value for many standard buildings. Plastisol coatings are thicker and more hard-wearing, making them a strong option where durability, handling resistance and a premium finish are priorities.

Coastal sites, industrial areas and buildings exposed to regular moisture deserve extra attention. Salt, airborne pollutants and trapped debris can shorten the life of unsuitable cladding. Specify a finish suited to the environment and leave enough clearance at ground level to prevent standing water and splashback reaching cut edges.

Do not treat flashings and fixings as extras

A cladding package is incomplete without the components that make it weatherproof. Flashings finish corners, cover junctions and direct water away from vulnerable edges. They also make a considerable difference to how professional the finished building looks.

For a typical commercial wall system, check that your order includes the following where required:

  • matching corner, jamb, head and base flashings
  • colour-matched self-drilling fixings with suitable sealing washers
  • filler closures and foam seals for profile gaps
  • butyl tape, stitching screws and sealants for laps and junctions
  • roof-to-wall, eaves and verge details where wall cladding meets the roof system

Fixings must suit the supporting structure. A fixing for steel purlins or rails is not necessarily suitable for timber, and the length must allow for the sheet, insulation or packers, and adequate penetration into the substrate. Over-tightening can distort the sheet and damage washers, while under-tightening leaves a route for water ingress.

Measure carefully around openings and corners

Order quantities should be based on the actual coverage width of the sheet or panel, not simply its overall width. Side laps reduce the area each sheet covers, and profile direction matters when setting out elevations.

Measure each wall separately, then allow for door openings, windows, corners, parapets and changes in level. It is tempting to deduct every opening in full, but offcuts are not always reusable in the right place. A sensible cutting allowance avoids holding up a job because one last sheet or flashing is missing.

For composite panels, think about handling before delivery. Long panels need clear access, safe unloading space and enough competent labour or lifting equipment to move them without bending edges. Confirming panel lengths, access restrictions and delivery timing before dispatch makes site work far smoother.

Control condensation before it becomes a problem

Condensation starts when warm, moisture-laden air reaches a colder surface. In commercial buildings, that moisture may come from people, stored goods, vehicles, livestock, washdown processes or simply changing outdoor temperatures.

Single-skin steel cladding can be prone to condensation unless the building is properly ventilated or the wall build-up includes suitable insulation and vapour control. Anti-condensation fleece can help manage occasional moisture on certain sheet applications, but it is not a replacement for a properly designed insulated envelope where the building is heated or has high internal humidity.

Ventilation, insulation, sealed laps and correctly detailed openings need to work together. If condensation is already an issue in an existing building, investigate the cause before recladding. Covering the symptoms without addressing airflow or thermal performance can shift the problem elsewhere.

Installation standards protect the investment

Even quality cladding can underperform if it is fitted out of line, cut carelessly or left with swarf on the surface. Set the first sheet accurately, check the frame is square and keep subsequent sheets aligned. Small errors become far more visible across a long elevation.

Use suitable tools for cutting coated steel and remove metal filings immediately. Swarf left on a sheet can rust and stain the coating. Avoid cutting methods that burn the protective finish, and touch up minor exposed cut edges only where the system guidance permits.
